Geospatial property data and AI platform, REalyse, has shared the most used chatbot searches by mortgage brokers on its platform since they launched in April 2025.

REalyse brings together more than 100 data sources covering planning and policy, land information, achieved rents, market data, detailed comparables, demographics and more. The platform delivers up to 800 data points per property on over 27 million properties across the UK.

The most used searches by mortgage brokers across April and May 2025 were:

• "Give me a valuation range for 3-bed conversion to a 5-bed terraced located in XXXX"
• "Estimate GDV for a 12-unit development located in XXXXX"
• "Generate lending criteria comparison report for a 4-bed terraced property located in XXXX"
• "Show me rental and sales market stats for a 4-bed terraced property located in XXXXX"
• "Create financing options summary for buy-to-let properties"

The REalyse valuation platform enables brokers and their clients to gain the most accurate valuation judgements for a property, and they can also make use of predictive modelling tools which provide an outstanding indication of a property’s future sale price or rental performance.

Irakli Menabde, chief operating officer at REalyse, commented: “Since launching earlier this year, we have noticed a shift from our mortgage broker users with them asking our AI powered chatbot more and more complex questions.

“The data we provide is unparalleled and delivers more analytic power to brokers, meaning everyone is more informed, and brokers can help their customers make their property decisions more quickly and objectively. It is a game changer for the property market.”
